Consulting of New Condominium Developments

  • Establishment of a sound first year and start up budget
  • Preparation of interim operating budgets, condominium and strata fee schedules, management contract, review of bylaws, cost sharing and easement agreements, Schedule D statement and the completed Disclosure Statement.
  • Review of Proposed Condominium Documents and Input into the design of the property
  • Review of architectural plans from an operational and functional viewpoint with the intent of identifying any potential maintenance, safety and security concerns as well as to identify and make recommendations with respect to potential cost savings measures.
  • Management during the pre-occupancy, registration and turnover stage
  • Pre Delivery Inspections, Negotiation and implementation of initial maintenance contracts, recruitment, hiring, training and supervision of any on-site staff, arrangements for insurance coverage and appraisals.
  • Coordination between the developer and board on performance audit issues, tendering the performance audit, following with the deficiencies and facilitating the board – developer negotiations, ensuring that everything is completed in accordance with all applicable codes.
