DUKA Receives ACMO 2000 Approval…Again!
We are happy to share the news that we’ve just received official notice that Duka has been re-certified as meeting or exceeding all of the requirements set by the Association of Condominium Managers of Ontario (ACMO) for its quality control and measurement program, ACMO 2000.
The fact that just 33 out of over 300 property management companies in Ontario have earned ACMO 2000 certification is testament to the rigorous standards and requirements for certification. In fact, obtaining certification requires a significant commitment from management and a major effort on the part of all staff. Even after the initial process, those who are ACMO 2000 certified must re-apply every three years and undergo an intensive audit.
About ACMO
ACMO is the preferred association for our management industry and also provides training and education, for example, the Registered Condominium Manager’s designation (RCM) and acts as a primary source for industry news and developments.
About the ACMO 2000 Program
The ACMO 2000 certification serves as confirmation that your condominium corporation has received and continues to receive professional grade property management conducted with best practices and procedures.
According to ACMO, the ACMO 2000 program is “based upon the eight principles of management to identify key operational components and establishing methods of measuring to common basic requirements. The premise is that when a firm passes an audit of the requirements, a consistent high level of service quality can be expected from that firm. The program identifies the following operational components: Management responsibility, Board Relations, Purchasing and Supplier Relations, Accounting, Administration and Insurance, Human Resources, Field Operations and Measurement and Improvement. These components reflect the key functions of the condominium management firm.”
Under the ACMO 2000 program, the property management firm applies ACMO standards to its operations, which are measured by the property management firm’s senior management on an ongoing basis and the auditor, at time of re-certification.
Meeting or Exceeding Standards
The independent auditor for Duka’s recertification was contracted by ACMO from the highly respected experts in standardization and measurement, BSI Group (formerly known as the British Standards Institution).
The ACMO 2000 auditor was extremely impressed with Duka’s filing system, the number and highly detailed nature of our manuals and binders as well as our overall organization.
The ACMO 2000 auditor also found that our safety procedures and policies, cleanliness of common element areas and mechanical rooms as well as our proprietary control system for workflow and task completion at on-site Condominium Corporation offices were remarkable.
While we are extremely proud of our certification, we know that exceeding our clients’ expectations is the best proof of our success in providing enlightened, best practices property management. As always, we welcome suggestions about our performance, policies and procedures.
